Q.) Do I need to send you all the information requested for you to give me a general idea of the loan you could provide me?

A.) No. We would only need to ask you a few questions regarding the property and what you are looking for in a loan.

Q.) Do I need all the information you requested to get an accurate loan quote?

A.) Yes, and we will need you to provide us with a current rent roll, prior years and a current year to date operating statement, a description of the project, loan amount needed and answer a few quick questions. 

Q.) Do you require me to deposit funds with you to acquire a loan?

A.) No. Our policy is not to take deposits from our clients. Once you have supplied us with enough information to recommend a lender or lenders and you decide on the loan you would like, we will deliver an application from the lender of your choice and any deposit checks  required; will be made out to the lender.

Q.) Can you tell me in more detail what kind of loan programs you offer?

A.) If you would kindly answer a few short questions concerning your investment strategy, loan amount needed, property type, project age, gross scheduled rent, vacancy factor and an estimate of net operating income we can provide you with the loan programs that will fit your needs.

Q.) Who are your lenders?

A.) We represent many lenders, both locally and nationally. Depending on the property, it's operating history and your specific financing requirements we can tell you what type of lender and loan we would recommend.
